Pre-Construction

Phase 1

During the initial construction phase, selecting the site is the highest priority. Once the ideal site is chosen, we will meet with an architect to begin the preliminary design phase. We will create a preliminary budget that will be adjusted and finalized alongside your home design. After your plans are complete, we will help you arrange your financing.

Construction Start

Phase 2

Your foundation will be poured, the house will be framed, and doors and windows will be installed, along with the rough-ins for all HVAC, plumbing, and electrical systems. The chosen exterior building materials, including your roof material, will be applied. At this stage, we will also begin selecting and reviewing your custom finishes.

Interior Construction

Phase 3

Drywall and texture have been installed. Once this is done, we will start the installation of cabinets, countertops, flooring, tiles, and trim.

Finish Out

Phase 4

Phase four marks the installation of appliances, plumbing, and lighting fixtures, along with your chosen door and cabinet hardware. Your flatwork is poured, and irrigation and landscaping are installed. As the house nears completion, we will finalize the painting and staining of cabinets and walls before performing the final sanding and staining of the hardwood floors throughout your home. Once every detail is complete and the punch list is addressed, it will be time to move into your new custom home!

Identify the Right Parcel of Land

Learning to build a custom home that meets your needs involves selecting the right lot. Would you prefer a property in a more secluded area, or do you favor building in a developed neighborhood?

Additionally, consider landscaping and home designs based on the property’s characteristics. Are you building on a hill? What are the pros and cons of a multi-tiered design?

Establish Your Budget

Your budget is one of the most important aspects to consider in the custom home-building process. The cost of building a custom home depends on your design plans. How large will the home be? Are you using high-end materials? How much luxury are you incorporating into the build? Make sure your budget allows for unexpected issues. Even the best-planned custom homes can have problems.

Determine Your Priorities

When building a custom home, you need to make a list of your top priorities. For example, if you want a large home with much room for a growing family, you may need to sacrifice in other areas to ensure you’re within your budget. You may have other priorities, such as:

  • A certain number of full bathrooms
  • Extra storage space
  • An extra-large kitchen
  • Multiple family rooms
  • More features

Arrange your wish list from the most important to the least important features.

Collaborate with Your Builder to Design Your Home

During the custom home building process, it is essential to collaborate closely with your builder. Ensure they have the capability to construct a home that meets your specifications. Discuss your design and review their featured homes to understand their building style. Additionally, talk to them about the priorities we spoke of above. For example, you may want oak cabinets, open kitchen cabinets, etc. You may also need to ask them about wainscoting vs. chair rail in terms of trim design to decide which is right for your style home.

Monitor Your Build

As the homeowner, you can monitor the building process. Avoid getting in the contractor’s way or creating an unsafe working environment. However, you should be able to walk through with your builder to ask questions and ensure everything proceeds according to plan.
